Yes you may have to pay 8 points up front and on the sale and pay 15% interest but if that gets you going and puts a deal in motion and gives you that experience it is worth it in my opinion.

I am looking at another 60 days from now if my Motion to lift the stay is granted.  

I guess the buyer must have realized what he'd done and filed a motion to vacate the sale, after he'd paid the deposit.

Almost daily I see properties posted in the BP Marketplace and many other REI platforms with terrible deals and a ton of people asking for additional information or expressing interest to buy, and when you look at the profile of the interested party, it's a new investor trying to accumulate doors quickly regardless of how bad the deal is.I don't blame the scammer alone, I also blame the scammed for investing while uniformed.

I have wasted allot of money in delays because I am not there so I advise waiting for that kind of investing and only go with turn key places already in motion.....best of luck...By the Way, 1-4 plex can be used for a VA loan so long as you or your wife owner occupy...

My end goal is to have all the units "standard" for ease of repair/replace and quickly turning over a unit.Do you guys have plans on remodels as far as being uniform?
