You would be surprised how much Wayfair marks stuff up, and that a lot of things that are marketed as unique are sold by numerous retailers. 

Tenants in many markets already believe they pay too much (contrary to recent studies that show rent to property values have never been lower for the large US cities).If my insurance costs are not double my current rates over the next couple years, I will be pleasantly surprised.  

I'm actuallu surprised and I'm sure there are volumes left unspoken here by the OP about how hard it must have been to make it this far.

This is sad, but not unexpected. 

I don't often speak to peoples background but in this case it's important and I would be surprised if half of them graduated Highschool.

The basic demo was complete and the property was ready for reassembly when we bought it, leaving fewer surprises.

I am also surprised that a couple could have credit scores 100 points apart. 

What can I do to ensure there are no surprises after closing and avoid a costly eviction?
