I have to say though our customer service departments in our major metros here are truly unbelievable help to the hair on fire investors.And of course we prepped our own deeds got with the seller to notarize and ran them to the courthouse to record them.. then we would courier the reinstatement cashiers check to the foreclosure trustee ( in those days based mostly in Seattle) we had the gal at the law office on speed dial.. its was pretty exciting really.

If you can get into something small and rentable upon move out right now, that’s my vote or suggestion for you because you could lock that in an interest rate that is unbelievably low.

It is unbelievably hard to just sit back thinking that both sides (Bank and PIP) have all the evidence they will ever have but, we still have to wait a year or more to go through the process and get a ruling from the court.

Also having sat through a few court dates I can tell you a lot of lawyers unfortunately don't know the new laws, and don't do a good job on the petition, unbelievable the amount of cases thrown out for technicalities...

Most avoidable delays in a foreclosure case come from the attorneys and/or the servicing company not doing what they are supposed to do or taking an unbelievable amount of time on simple processes time and time again.

Some examples of potential future drivers will be: something similar to what Bush did when he signed the American Dream Downpayment Act of 2003, China easing up on Capital Controls (this would be a great sign, but with trade war and China's issues with their own economy I seriously doubt this), IPOs over last 2 years creating much needed wealth for employees (takes 12-24 months for them to be able to exercise stock options), a dot com like bubble in the stock market (I think this is most likely scenario given stock buybacks and QE and I won't be surprised to see stocks doing something absolutely unbelievable over the next 1-5 years similar to 97-end of dot com bubble), or heavy doses of QE and easier access to credit for most people.Working in the Bay Area, we saw first hand how many buyers were foreign and how many paid for houses in cash without even looking at the homes in quite a few cases.
