I agree that, Las Vegas housing market will not tumble before summer 2020, that’s why I’m still refinancing and buying more properties now.

We think, if housing takes a tumble again and prices go down that will not be good for us, but I have not seen much information out there that says rent will go down too.

The lot and land business was hurt more by the 2008 recession than houses, sales volume tumbled as well as sale prices. 

For the in unit machines, beside the standard stackable conventional units, I'm thinking about single unit combo washer/driers (space saving, easier installation, and probably cheaper.)

I don't think I've experienced it, but I've been told they will take short-cuts by not cleaning the laundry, and instead run everything through the drier to get it a sense of clean...not good!
