Hey Patrick - we are targeting more sophisticated investors who will appreciate our approach to help them drive NOI margin and make informed buy/sell decisions.  

This would be an easy decision however I do not think you can come close even with you being active in the process.  

I have my real estate license and am also an occupational therapist by trade- but truly I don't want to be in healthcare OR to help others to buy/sell- just want to get more properties under my own belt!

I started this a little over 3 years ago now.I think thorough research, and data will help make educated decisions, and the real winner in this market is finding a mix of at least 2 of the four:  Off market discount, fixer upper, lowball on market offer, or seller financed/subto.Also if you are planning to do it in a populated area I also think its good to take on the idea of not cash flowing for a few years, and also considering air bnb if you want to reduce costs even more.

The take down loan, then separate refis for each.Decisions, decisions...Cheers!

Now the decision between option 2 or 3 depends on a few variables.

This will provide insight into making informed decisions and accessing the benefits that these properties offer.

The longer it stays in the same taxpayer name before changing it, the better.I would also suggest you speak to your CPA before making any decisions.
