I'm open to hearing opposing viewpoints but I'm of the opinion that at least 2 major things are desirable to have in order to increase your success odds when investing out of state: 1) detailed understanding of that metro area so you don't get swindled, 2) team on the ground.

I say this because many swindling contractors will give phony addresses.

@Brandon Hicks true, part of me was just trying to make sure that the OP wasn't getting swindled by someone like the Anderson people, where it could cost $30k to do a house full of windows.

These are not uneducated misinformed homeowners who are unaware of the property's value and have been "swindled" by a wholesaler.

It's not like you're swindling them with some secret formula. 

This is very telling information as it stands - how many other before this buyer have they swindled??

There are other threads here about them but I caught them basically trying to swindle me into paying for more coverage than they would actually honor. 

What would everyone say an average percentage is so the newbie doesn't get swindled when talking to some locals?

We definitely don't want anyone to feel like we took undue advantage or swindled them.
