I've met Jim and Chris, both on informal basis's at the Haunted House which was a great fundraiser for Northwest Harvest and then as a guest at the suite for a Kraken Game (had my own tickets, just got a guest pass to the suite to hang out with my in laws).

Sounds like the kind of demographic/demand in north San Jose is more suited to MTRs while still providing the option to fill interim vacancies with STR using the 180-day limit.I have another question - Section 4741 allows HOAs to prohibit STRs of 30-days or less.

Hey Derek, not sure if I'm qualified enough to answer this, as it sounds like you are trying to commercially lease to a bigger box assisted living facility/company, but you could consider:- Leaving the residential as residential, subdividing, and building to suit residential assisted living homes.

From what I have noticed looking at the MLS, your money goes way further in Saskatoon because you can purchase properties with up to four units, whereas in the other two cities, I mostly see single-family homes with (maybe) a basement suite.
