You can use laminate downstairs instead of tile but the laminate will get burns, cuts, etc. in it and has to be replaced more frequently versus a tile that is sweep, mop, and go for re-renting.

In one of the most recent blog articles (I just received an email yesterday pointing me to it), the author (@Dave Van Horn) discussed using a HELOC as a sweep account.It's method #3 in the following link.https://www.biggerpockets.com/renewsblog/eliminate...This sounds to me like using a HELOC to make payments on the primary mortgage.

I had to thoroughly sweep, vacuum, sweep, vaccuum, scrape, vaccuum, then scrub with TSP to get the filth up.

That may be true; I suspect that the nosy neighbors in the complex next door might turn me in, and if not the parking enforcement might notice it in their next street sweeping ticket day.

I would advise that any purchase should include sweeping mountain views or water of some source, whether creek, pond, lake, or stream.
