That's how people get over-leveraged and into trouble.If you want to invest, do it the old-fashioned way: increase earnings, reduce expenses, save, then invest.

It is simple enough and cheap enough to run surface molding up to the fan box, with an extension on an outlet box to connect to a circuit.

But all of this was when LPs were not diving deep because distributions kept coming monthly, an email was sent on a given day each month, and the only accountability needed was hitting projected returns, which was pretty easy in a bull market.Now, with more scrutiny from LPs and distributions not coming, those surface level emails are proving to not be showing much.  

On the surface, I would consider house hacking here and play the appreciation game.

If they already cleaned it, then that proves it was surface mold and not an issue.

@Suzanne Player, I suspect that can be buffed out of the surface.

Analyze financial statements, market trends, and historical performance data to move beyond surface-level information.

Always important to see what's under the hood, and not act based on what's shown on the surface. 

Most people who list and sell their own homes with no experience as an agent crap the bad in fantastic fashion.

They seem, at the surface, to be a logical instrument for long term incentive alignment, especially in today's market.
