So it goes back to the cash flow / appreciation argument and at least as it relates to the high priced markets  appreciation kicked the ever living stuffing out of modest cash flow investments that don't really appreciate much over time.Lastly if this is going to hit agency debt with a lot of the MF syndications that have been done in the last 5 years and the proforma called for a refi at the low rates and this all changes then those investment models will not work out as designed up front..

If you're doing the writing/stuffing yourself, I'd recommend looking into using a mail house for mailing.

I am not opposed to stuffing and mailing myself if it can cut down; but I think I read somewhere on here that there is not much difference when between doing it myself and having a company do it.
