The inefficiency of this system makes it risky to rent to tenants without stringent screening processes.Consequently, I have had to adopt extremely strict criteria when selecting tenants.

I am 49, (not far from your age) my business partner is the same age as me.  

My daughter will be school age a year or so after we move in.

However, I know that I do not want all my income to be reliant on my day job and live to watch my retirement account grow.I am probably doing better than a lot of people my age but am eager to take the correct steps to build a real estate portfolio.

If it lives up to the hype I guess a lot more age groups could have some exposure just like gold etc.

A person could be 1 week out of prison for murder and no, your not in the clear to discriminate against them as a potential buyer for an open market home sale.There is a lot of history with various discrimination in access to housing to various persons of assorted minority classes, not just on race but a whole assortment and in this day n age there is no shortage of attorneys and advocacy groups happy to sue.

Often you can do large lot sizes vary cheaply but smaller lot sizes require a much more stringent permitting and approval process and significantly more money.It might impact your decision on what you develop.
