I cant remember exactly where on the tax form but I got 40k for a flood and repairs spanned two tax years.

So, in a country of 320,000,000 people spanning a continent, it is impossible to say what areas will be hit hard in the next drop.

I guess what I'm getting at is the time span of it all, 3 properties in 1 year when you're a new college grad seems a bit unrealistic.

I also have a small % of my net worth in crypto and other speculative stuff.I have this vision of owning an empire of housing spanning the nation...I don’t get that feeling with syndication but I know this is an irrational wish.

Now yes you get appreciation (hopefully) however those repairs and times on market are average and don't include big items that have a life span like roofs and hvac.

Our out of pocket investment on these deals spanning the last 7 years is $71k.

I've never done anything more than just put in a bar, usually chrome steel works well for such a wide span.

Usually lenders will offer a tiered structure on terms, meaning the more successful flips completed in that time span, the better the rate and points you will receive.
