I've recently started an eviction on a S8 tenant of mine in Detroit.The process will be identical to a normal, cash paying tenant with one big exception.The housing authority will continue to pay the voucher amount during the eviction process. 

So the rent is paid, but he is disturbing the neighbors, or stealing things, or smoking cigarettes indoors or something.

There is more due diligence to perform for commercial as there are can be a different type of lease for every tenant in a multi-tenant building, despite the spaces appearing identical from the outside.

Also, we have witnessed a lot of tenant applicant fraud related to income verification and employment, in addition to identity theft.

They do not take advantage of people and trust me I've seen and experienced my share of liars and unworthy people who claim honesty and integrity but steal and scammed me some even went to jail which does not get me back what i lost in opportunity,time and money for me and my family.

My feelings won't be hurt if the seller tells me my offer is so low I'm either incompetent or looking to steal the property, so I'm not concerned if his are hurt because my offer says you (the seller) overpaid.Also, if I'm really interested in the property rather than just looking for a quick yes to a low offer, I like to know who I'm dealing with. 

Though they close one out of ten deals, their business model is stealing deposits.  

Sometimes when people move out others forward their mail to a different address to steal the credit cards, etc. or for identity fraud.
