I realize that there are variables from market to market and property to property that could make VRBO more effective for a given property, but my understanding is that in general Airbnb bookings get out to such a dominant start in regard to percentage of the bookings, that VRBO and other lesser OTAs have trouble catching up.

Goal would be to acquire 20 rentals by the age of retirement, with some already starting to be paid off.I am in the same boat as you, and I focus on safe appreciation all day (small cash flow for safety and then focused on markets on that appreciate).

Due to prices, I started invested in RI in 2019 and now have 4 multi family properties.I would ask, why 20% down and not 3.5% (FHA) or 5% (Fannie Mae) if you up on occupying the home?
