Social media is not helping here.

If we have our own assignable contract, how does that interact with an agent using their standard contract?

It's so hard to tell if anything is real anymore that is posted on FB and social media, with so many RE "gurus" looking to make a buck. 

I did excessive due diligence on the company (combing through hours of BP reviews, BP forums, RTR webinars, reddit, podcasts, social media posts, connecting with other investors, etc).

Is there anyone they partner with here to put on US MLS, eBay, FB, all the social media sites, craigslist, land watch, land.com, etc.Who is your target buyer? 

I have been pleased with it and not just tons of excellent info and resources, but great interaction along with accountability with the focus on taking action. 

Your idea on the social work aspect is right on.

So here is what I do:1 - Get buyer criteria for what they are looking for (exact criteria)2 - Go source that criteria using data provider3 - Scrub the list and plan a marketing campaign around it (i.e) > Direct Mail > Cold Call > SMS > Online Ads > Social Media, etc4 - Once I get inbound leads coming in.

You can also follow Richmond-focused real estate groups on social media and LinkedIn, and work with local agents specializing in investment properties to stay on top of deals.

During the short sale process, the buyer does not interact directly with the lender.
