I may have an unpopular opinion for Austin Market but i think hype is going down and things are settling down still not to pre pandemic levels, probably wont happen due to influx of people that moved in.My understanding is more people will move out than move in to Austin next few years but that is with in circles i know not necessarily representation of austin market.

It is pushed over and over and over, especially on social channels and from service providers, and often interchanged with other terms and defined differently constantly, but mentioned again and again. 

Other times, it might mean looking beyond your immediate market—maybe considering places like San Antonio or Omaha if the right deal appears..from what I’ve heard those markets have their own circles of trust.

Although those guys had brick and mortar and where very good at what they did ( screwing people)this new crop are just hiding behind social media and their key board.
