We took an Ag zoning to Commercial then allowed a Special Use to Self Storage which is Industrial. 

sadly its a stain on our industry right now.

All fees seemed right in line with industry standard, ($9.95/mo, per entity + one-time registration fees). 

Beside the government regulation and insurance shutting down certain markets, STR industry will continuously grow.

Networking plays a crucial role in this industry and remember to keep learning continuously.

I call them in-between because they are conferences, so not like your local meetups, but they are not truly "industry" conferences like NMHC, where you will meet primarily career, corporate multi-family people.Bigger Pockets Conference and Best Ever Conference are two that likely would cater to people more in your position.  

I have industrial suites that range in size from 700, 1,200, 1,800, 2,500, 4,000, 8,000, 12,000, 20,000 and 25,000 sq ft. 

It is the most popular software in the industry, and most Tax Preparers are familiar with it, which makes tax season easier.

I am not necessarily that new in the Real Estate industry because I have a place in Tulum Mexico, Condo as a short term rental.
