Hello All, 1st time home buyer here - looking mainly in Fairfax/Arlington counties, with loudon being a last resort. 

Plumbing all that to the house is a couple grand more before rough-in.My property is in a very rural area right next to a popular ski resort plus it is elevated on a ridgeline.

While it only returns 5.23% currently, it provides a great cushion allowing sufficient time to wait out a crash without having to resort to selling properties at inopportune times - at fire sale prices.5- I keep a large part of my portfolio in high yielding notes secured by real property - and while I want every loan to make payments as agreed, my experience indicates that a certain percentage will default with me owning the property during periods of economic contraction.

My family and I are also regulars in Tahoe for ski trips and have had a mix of good and not-so-good experiences with short-term rentals.

Some common ones that come to mind in addition to a hot tub are a cedar sauna (gotta lean into that Minnesota sauna culture - check out Cedar and Stone out of Duluth for some really cool sauna ideas), snow shoes or cross country skis, or even just a nice outdoor firepit area with tons of firewood (you could also include complementary s'mores supplies for every reservation).  

It integrates very well with many other programs (Resort Cleaning, Pricelabs, Smartlocks like the Schlage Encode, etc). 

If you aren't using it personally because you come to Disney alot and like the resort for your lifestyle, its hard to justify the expenses/assessments.

Rentals for 30 days or longer you don’t need a permit, ski leases are a great option if you don’t plan to use the place at all in the winter.
