If you want income + growth than you’ll probably have to settle for 5-6% income.  

I settled on allowing dogs and cats under 25 pounds and no aggressive breeds.  

Glad to hear that you're being picky instead of settling! 

HOWEVER - if you're approaching it more so from the perspective of wanting a place to settle down and possibly later on emphasizing on school districts, your evaluation criteria will be different than someone who is a pure investment play. 

It's finally calming down with more listings on the market, and buyers settling down, no longer panicking and needing to jump the second one hits the market.

If your partner reaches out indicating a willingness to try to settle differences, than you can choose to do that on your own, or you can suggest employing a mediator for a two hour session at a reasonable cost, shared by both of you3.

Do not settle for anything less!

I will update this post when I get the final result on the deposit. thats interesting every time I have had an issue with an Actual auction and the authority wanted to cancel we got all out money back they never kept anything.I did have wells fargo sue on one though were the bank claimed priority over our position we bought at foreclosure sale.. we had to settle that and pay..

So I don't want to mess around with buyers that are going to tie up the property and then not settle.
