They get side swiped by a 20K or 30K problem before they  get their feet under them and now have to scramble to find the funds.

Newbies have no concept of costs - they estimate their figures way too low and then are scrambling for cash.  

The finished project will have 16 office buildings and will hold around 16,000 Cerner employees; mostly IT jobs.Since the project was officially announced back in 2014, I have seen countless investors scramble to scope up as many SFRs in this area as they can, betting on increasing rents and property values.  

We are scrambling to find somewhere to stay for 2-3 weeks as a result and pay unexpected out of pocket costs to do so.

So this friday they were to move in on sunday but the carpet was not done- my carpet guy had bailed and I found a guy in a scramble, he came out and did part of the work friday to finish the rest of the house on saturday morning.

You'll make more money and you don't need to keep scrambling for deals. 2-3 flips a year will produce about the same or more money than the average person makes working a full time job.

If I had gone with a traditional or local lender, I may have gotten more of a heads up instead of the mad scramble.

I'm not banking on that, but if it gets legalized, I'm guessing there may be a scramble for covered square footage.  

I was scrambling to find the best solution for a few reasons: I'm new, I am trying to run my rental all on my own, I've never had someone screened before, and I didn't realize there were fees involved with these background checks. 

Which leads to frantic questions and scrambling to figure it out.
