Off the top of my head, I would say 80% of the homes we renovated get new roofs and new HVAC, which is a deferred expense of 15 to 20 years, to which at that time, the tenants have paid down the mortgage enough and time has played its part enough for the owner to have the option to extract a little equity out to replace capital expenses instead of sacrificing 48 months of cash flow to replace AC, Furnace and Roofs.

Could you live in a low cost apartment and save to be able to invest or have a good down payment to buy a home faster if you sacrificed a year or two before making your big purchase? 

Also, should I use a big company like Terminix, or try and find a local company who can save me money without sacrificing quality?

Deep down I know that sacrificing a little bit right now will make our lives together easier down the road, but at times it is difficult to convince my fiance to "see things my way".

When we get ready to set the cabinets in a "new" kitchen I compare what I have to what I want and use as much as I can of what I have without sacrificing the overall design.

If the fact that a DOS clause is/would be invoked if the insurance policy changes, I would walk away before potentially diminishing or even sacrificing coverage by trying to "skirt" the correct way to insure the property.

I'm looking for opinions on finding a balance between keeping some money in the bank or paying off personal debt, low interest but freeing a lot of time and working as a safety net or a nest egg for the perfect deal to snap up or investing more aggressively trying to build a bigger portfolio but undoubtedly in my case sacrificing time.

Many (not all) are not sacrificing for that voucher.
