Practice tests are definitely the most valuable resource in my opinion as they closely rival questions/question formats that you will see on the PSI exam.

I am originally from Chicago, so Cleveland is a rival with my Bulls and Sox. 

I took a bus tour a few times out there with the Montalongo show and Virtucci show and never saw anything that would be that nice.. but maybe we were not looking at the high end of Riverside or san Berdo... those would rival SF rents... and I have an investment in a project in Oceanside by San Deigo and we are not that high.. but I don't know much about socal.rents in Oregon are still under value but they have almost doubled in 7 years in many areas... local landlords that have owned for years are reaping the benefits..

Most out of state investors are not going to buy higher end properties for rentals as they would rival what they can buy at home.
