Upon inspecting the property after move out, I discovered the tenants had applied a polish/wax to the floors.I had two flooring experts out and they both assessed there was no way to remove the polish/wax and restore to the matte finish.

So I’d restore as much as I can and when needing to replace something, look for period accurate items to match the rest of the house.

No amount of cleaning will restore the void of color/bleach stains and the discoloration due to urine from their dog.For the floors, we only estimated a small charge to try and sand and refinish the floors, which we have since found can not be done; the entire floor would need to be pulled out and replaced with new.
