Early on I interacted with a vendor that I highly respected, and everyone else did.

I respect it, a lot of people buy in markets they are interested in so they can get some utilization out of the property too.  

I tried this approach by saying, "I respect that the seller wants to move the property because of the estate, but I know my offer is really low—so low that I don't want to disrespect the seller.

In particular, you need to identify what criteria is necessary to optimize ADR with respect to price.  

In my experience, tradesmen respect relationships that offer future opportunities. 

I have done everything the right way, the ethical way, treating people with honesty and respect.. treating the market and the process with respect (not cutting any corners, permits, etc) and it seems like I have been beaten down at every turn and now I am at risk of losing everything I have worked hard for years to obtain.

Try to be accommodating to their schedule, try not to make a mess, try to respect their right to quiet enjoyment.
