The whole repair was more of an inconvenience to the tenants because my 1st repairman bailed out and had to find another one to finish the job.

Fix the AC unit several time by paying repairman.

He walked property with me and provided assurance I needed to put in a quick offer without taking excessive time to evaluate area I'm not versed in or try and hire a contractor to walk property with me.My partner proposed that I get an annual 7% return on my down payment off the top of the net cash flows and retain 100% of the initial equity from down payment and then we split the remaining cash flows and equity gain 50:50.To me this almost emulates a 3 party deal with a money man (7% annual return interest only off top) , a real estate investor (50% equity gain and 50% remaining cash flow) , and a contractor/repair man (50% equity gain and 50% remaining cash flow) except that I take on the role of the money man and the real estate investor. 

You only have 1 opportunity to install the foundation right, I would wait until conditions improve and that can be done.As a foundation repairman I am admittedly biased in my belief above.  

The manufacture sent a repair man out who confirmed the refrigerator had an issue. 

As a tenant, if the issue is small enough that a few small tweaks are going to fix it, I'd rather the LL walk me through it than have to deal with a repairman coming to the house.

In my experience, it is a must and I would not recommend to anyone not doing them or having a service company/repairman on speed dial. 

When the HVAC goes and you owe the repair man $5,000, wouldn’t it be nice to have $3,000-$4,000 in your CapX account that you’ve been saving for the past 2 years?

Repairing the dry wall in the bathroom will take several visits from our repairman - allowing drying time. 

@Kevin Nickerson - this is going to be the second repair already with the same problem as what the repair man said, the food clogged the water pressure outlet.
