This is hands down the best reoccurring event in the city for investors.

Maintenance calls go to the answering service, get emailed to me, texted to him; unless its urgent, then it gets a call to him then a call to me if he doesn't pickup which reoccurs every 5 minutes until one of us answers.

I called a few sub-metering companies, and the best price i recieved was a one time charge of $1500 to install the 3 meters, and a monthly reoccurring charge of $50 to read the meters each month. 


The nice thing about a property management company is that you can start it without much of cost investment (no equipment and can run it from you home office) and every client becomes reoccurring monthly income.

Maybe it's my engineering background, but this problem is reoccurring, and therefore, at least in theory could be mitigated simply by raising the homes.

I would like to eliminate this issue from reoccurring, I was thinking of installing a stair canopy of some sort that would run the length of the stairs (6 steps).Does that seem like a viable solution or is it overkill?

There is something appealing about having re-occuring access to those funds with a HELOC, but IMO, the cons outweigh the pros on a HELOC. 

It sounds like there were issues in two of them...were those one-time issues or could they reoccur?

I inquired further and its a medium sized dog and their fried would be coming over to stay the night one to two times a month. although I wouldn't have any issues with a one time thing, I'm not wild about the reoccurring aspect of this request. 

I was going to reply that, per the lease, I do not want a dog staying overnight on a reoccurring basis.
