I always remember that rockstars know rockstars, so find someone who is a mover and shaker - likely a meetup host - and then ask them who they know.The people doing 100 flips are super busy, so I've also found the best person to find is someone who is a step or two ahead of me...so maybe for you, that is someone doing 2-3 flips a year.

Remember, the first deal is not meant to make you money, it’s meant to get you into the 6% club (only 6% of Americans own one or more rental properties)  Get into the club and figure out which direction you want to scale.If I were to start all over again, knowing what I know now, and assuming I had some good cash to work with (I was broke as a joke when I started), I would have done small commercial all the way.

I found the answeR in one of the Title 24 notices, and if I remember correctly they required around 2kw, which here in So Cal costs $5500, after 28% Federal Tax Credit it would be around $4,000.Cant find the notice/site but if you look long enough you’ll find it.Originally posted by @David T.

STR management is 20-25% (I would recommend self managing or getting a VA), since income is higher you could probably get away with 5% for maintenance / cap ex but remember you need to cover utilities and cleaning for these units which drives up costs.
