@Arshiya Taami yes, you could potentially keep the great rate in the #% range that you have and tap in to the equity with a 2nd loan of up to around 80% to use for the down payment funds you are looking for.

Most are single families in the $1.5-$2M range, so we new that a duplex would be would have a much higher ARV than other duplexes in the area.

For lower value flips, 200 - 300k, we stick to that range as the projected profits doesn’t have much room for an inevitable rehab oh-$hit.

Hi @Leon Jamison,I can recommend my contractor. my project was $420K, 7months, funded through 203K. we went slightly over schedule (10months),mainly due to a few failed/ repeat inspections, but we were able ton finish under budget.TBH, Im actually doing a second multi family reno project in the heights, New York Ave with the same contractor beginning March 2025.Anyways, you're bound to have issues when working with any contractor.

You'll have the same potential upside range wherever you do it - 10-40% are probably the outside ranges.

I would think it would rent well in the 1,350-1,450 range, above that it will be tougher.

You can pretty easily find a duplex to house hack in a good neighborhood in the $300,000-$400,000 range.
