Just be aware it's highly unlikely the hourly rate will be negotiable.

They lowered the “taxable value” by 40-50% and then raised the tax rate about 35-45% lowering everyone’s taxes that year.

You might choose not to renew leases, make improvements, and then raise rents after taking over.
