Do not let the herd mentality make you feel like you need to buy something because you will lose out on a hot market etc.The investors I know who have been doing it for decades and decades are very controlled with their investing strategies.I had a client years ago who owned 300+ units spread across 10 buildings.

So now with about $300 invester, I have a herd of pretty women walking around town with Josh Buys Houses shirts and my phone number. 

Is it worth thinking about or do we all stick to nothing but Brady and Farwell /east side, renting around the college, River West, bay view, brewers Hill, Walkers point, and follow the herd?

I am considering radiant flooring in the bathrooms.   

I have herd on Sean Terrie's flip to freedom podcast, he did an interview with someone named Bob Diamond but when I dug deeper it didn't look like Bob was doing deals.

When I was contemplating individual heat in a place with steam and larger apartments, my number one choice was hydronic ceiling radiant off a boiler.

We've put in new electrical, replaced radiant heat with all new HVAC and just about everything else from drywall to restoring 100 year old hardwood.

There's a reason new places have radiant floor heating or at a minimum whole house HVAC.

I'm sure I was herded into a narrow set of offerings available by my agency, but I did put a bit of research into it, but the marketing of the non-independent agencies is stronger and more prevalant.
