As someone with a military background, I’ve always approached investing like a mission—know your strengths, assess the terrain, and execute strategically.For me, starting with SFHs felt like the “crawl” phase before running into multifamily.

Hire a contractor or GC with clear terms for execution and completion.Secure financing early, whether through cash, private lenders, or hard money loans, ensuring reserves are included for unexpected expenses.

The market we are in currently is ideal for such but we need the initial capital and assets (rehabbed) to begin execution on the model. 

Most inspectors will know that properties only need to meet whatever the code was when they were built, not current code and they usually explain that properly IME.

So, proper screening is EXTREMELY important!
