Lending and insurance are based on predictability and without question the frequency and size of losses will continue to eclipse prior records.

You want to use a contractor or repair man with a proven track record. 

With online access to almost every jurisdictions property recordings, lenders today use software that automatically searches property transfers for transfers involving their loans.  

If, a year from now, you have an extra $20k piled up because you have been serious about this, it established a bit of a track record and proves that you are a doer and not just a dreamer.I would also express gratitude that you have a partner that is so cautious.

@Dalton Foote I have had tremendous success using direct mail and mailing the owner of record where the tax bills get mailed to.Generally, property management companies don’t pay the real estate taxes so this gets me right to the owner.Targeting wise, I would just do a zip code filtered by unit count using a service like listsource.  

The judgments have to be looked up manually, because screening software only looks for unlawful detainers and the Virginia court records don’t feed consistently accurate to the other programs.

I promise you they will respond to this by saying "Hi Victor, I don't see your name in our records, please give me a call so we can address your concerns" It's all for show.

If a new investor wants to get started and use cash flow as a propellant to grow, it has to come from somewhere else and not from the first property they bought.

On the plus side now I will have a recorded Certificate of Occupancy with the city, as this property will be a long term hold for me most likely.
