I'm in the same situation now with a fourplex I informed the bank it's going to be delivered vacant they said no problem as long as the LTV and 20% down is met plus personal financial history is good once you go past 4 units in my area then it goes into the commercial division which could be different circumstances also I asked the banker about an LCL versus privately owned he said they will not finance an LCL because of the added layer of protection it offers the buyer.

But no, if the seller stops making his payments, he is in default and tou don’t have to make payments, but you have a huge problem as his lender will foreclose if you can’t pay them off.Try and force the seller into using a servicer for your loan payments.
