I know in Philadelphia if I had a 2 BR house it would be viewed favorably by tenants who are seeking 2 BR living situations because most inventory will be apartment style living and for this reason would achieve a rent premium.

I'm mostly focused on more passive investments moving forward: syndications and private lending to known reliable entities.

There is hospitals for VA, Private, and public sectors, plus a lot to do in the area.

There is a certain shared happiness in the success of an investment and watching it grow, if done the right way.I have met someone recently who operates a private charity and gives back to the poor and downtrodden.

I'm starting to see more private note holders reach out to get a loan against the performing note they hold. 

Joint ventures or private lending can help you acquire more properties while reducing personal risk.
