My main fear is that I've underestimated my Opex assumptions or will miss some major issue during inspection that will turn the deal into an alligator property.For the last 4 months I've been stuck in analysis paralysis and haven't been able to just pull the trigger on a deal.

Having seen earlier proposals for Boston ordinances it seems a pretty reasonable compromise proposal to allow residents to offset Boston’s sky high prices by renting out all or part of their homes, while preventing non-local investors from further removing already limited housing supply (the ultimate fear of all housing departments).

But when I bought property in Kelowna BC and got a CA bank loan the bank for sure wanted to create a relationship with me as a client.. brokers are just not as prevalent. in the US brokers for these types of loans are out there by the thousands some good some not so good.. when you find a good one you want to be loyal to them.
