Normally when a  property is advertised as "cash only" the property is in poor condition and/or the seller wants to reduce contingencies and opts for a cleaner transaction.

The human race has historically been poor at predicting future, so it's wise to prepare for multiple scenarios.Mortgage rates in 2025 may decrease slightly if inflation stabilizes and the Federal Reserve eases rates, though they are unlikely to return to pre-pandemic lows.

I am not going to move into a dormitory style house and raise my two year old in a location with poor schools and incredibly dense housing, unless I have no other option. 

This was my first property, and while it's been a great learning experience, I made several mistakes along the way—ranging from choosing a realtor who was more focused on closing the deal than finding the right house to having a poor inspection and overlooking issues hidden beneath the surface (literally).

Now the management and integrity of handling the money that's again another issues .. so if you have questionable collateral and poor management this end result is not a shocker at least to me.. 

Your OP sounds like you are more on the cash poor side.Hope these are useful topics to ponder.

You can only use a handyman for jobs under $500 as I recall....which will exclude tile, drywall, insulation, paint and well pretty much everything....
