Flooring, baseboard, new doors and trim, door handles, electric fixtures...Man, the list just keeps growing.Now, on another note, you might have found a charmer of a 2 bed that just needs some polishing up.

I'm going to polish up on some buy/rehab/hold cost modeling, to see if there isn't a deal to be made cleaning one out and selling it to another buy/hold guy for some profit.  

All partners contributing equitable cash.1st property was almost turnkey - took a little paint and spit n polish and it was up and running.2nd property was a total rehab, then converted to rental.The way we decided to do it is that on the first property, the partner who is managing that property gets a percentage of monthly rent as a management fee.

The end product looks very polished. 

Only thing I have a problem with is that he may have not been polished enough to know his numbers and repair costs along with the prices other investors are willing to pay in certain locations.
