Hounding them will do no good; realize these people have 100's of other files so plead with them on the advantages of you and them working together to help them close this file so you both can move on and do your jobs.

As if I wasn't feeling bad enough, I almost didnt even tell him at that point because I felt so guilty but somehow I was strong enough & told him the rent was going up $40 - He immediately said 'WHY' and I told him listen insurance/taxes went up for the last 2 years & I have been taking the loss but I cant take the loss alone anymore. 

I thought redfin made this strategy very efficient because now I don't feel guilty for going behind an agents back to try working out a deal with the listing agent :)

When they leave, you will need to re-rent at market price (which may be lower if the supply has recovered).I would not feel guilty charging a fair price to market in this situation.
