Let them know that you are there to gather information and to help them find answers and solutions.I would recommend books on persuasion and understanding human nature.

They assumed the trailer there now was the same trailer my dad had.I finally convinced the tax assessor that it was not and almost written a 3-page essay on what happened to the original trailer and how the existing trailed came to be.I gave the number of the tenant to tax assessor, they called him while I was in the office, and he told them he was not the owner and not responsible.I am toying with the idea of what I should do next.I am wondering the following...1. 

sending eviction-type letters can be persuasive enough to scare the tenant into paying the full amount, but try a friendly conversation first.

Or maybe you are just more persuasive!  

Be honest (and persuasive) with your intentions: you want to win in this deal, but you also want him to win.

I invest in LR from overseas, its doable but not essay... you need a team on the ground which you can trust to manage the property and take care of rehabs if you plan to buy and rehab.Did you consider buying turn key ?

(Also, not sure if my wife is on board living in an old building while we fix it up..haha that might take a lot more persuasion)
