(Respectfully- Please don't tell me to save up and quit my job it's just not realistic for me and won't be anytime soon)If you read the threads on BP concerning wholesaling, you should be able to draw a few conclusions1. 99% of people trying wholesaling fail2.

I would love to meet and network to people in South Florida , and find a mentor or someone who has taken a similar investment route that I am doing from flipping to owning rental properties.Really just meet likeminded people. 

But people still flock to Disney, Universal is opening a new theme park in May and the area will always have new events and attractions to draw guests. 

Similar to what Patrick stated - most have ITINs and have seen a lot of loans like that and those are sold many times on secondary market. if not I know people who still originate I would say they are tougher to sell on secondary market but there are still buyersRe: jay comment - price of notes has doubled over past five years on many loans - especially defaulted or loans with some hair too them. 

So don't be confined to just areas/markets that you know people in!

.: I just hired an architect to design and plans submit for ADU in my 8 multi unit to use the tuck under parking.Some people say do not try to be the general contractor as it will take way more time, costly mistakes and will be nearly impossible to manage with current work. best to hire a company that will do it all and cost about $250 per square foot.

Multiple people including myself have tried to caution him of the the true costs but he's been repeatedly dismissive and has made it clear we give him motivation and he wants to prove us all wrong (whatever that means). 

Try to have a sit down meeting with the HOA board which may only be three people.  

Hi I'm gege new to the site starting the Wholesale investment and need help finding seller, where should I brand myself is there an email pitch or a call pitch I can send to seller, like people in foreclosure, or bankruptcy, or late payment and where will I get the ARV, Repair Value, Offer The price that you need to get it under contract for and  where do I get the contract form and if I get a seller and a buyer how do I get a legal person to handle all the paper work for closing.
