I don't see why someone pending eviction versus someone paying rent would have any impact on your policy.I don't see anything stopping a person from leaving the water running, to run up a bill or to damage a property.

This new construct there is a listing and it is pending to build until they find the right buyer so everything is pretty much lined up for me i just have to go in and buy. and crazy to say but some of the time atleast right now new construct is cheaper than existing buys. i am thinking to just rip the bandaid off with this first deal and go from there. 100k a month is definitely my goal and i will figure out a way to get there which definitely wont be from new construction everytime. i can save money fast considering the frugal life i live and amount i work. i am currently spending a lot of time trying to find beaten up buildings whether that’s me driving around or on mls, but alaska high cost of labor makes it hard to pencil out any BRRRRs but it definitely is the best way of this game so i will continue trying to find something

Also talked to various finance professionals to get creative on getting across the finish line.Initially it was me and one other GP, but we brought on a third GP to help us raise recently - pending him actually helping raise the funds.We're looking to raise 900k, 700k to close. 400k raised so far (including GP equity), 300k more needed, with 2 weeks left to close.

As someone above had mentioned you have to be weary of the HOA in any given building and what the implications are for you renting out that condo or short term (Air Bnb) when you decide to move out, pending you didn't want to sell!

@Joseph Harr, I would get an actual property identified and then call the city for info......While you have them, ask for general Permit History as well, and if there are any liens or penalties pending.
