I cannot fathom having a MTR that required the family we are hosting to setup their own utilities. 

Utilizing my relationship with a great local lender I started the process of getting a secured line of credit set up against the 3 unit so I could pull most of my money back out.

Working with a good loan officer or mortgage broker can help you to get your file set up in a way that presents you in the best light to underwriters.

The property is off grid, but already set up with solar and a compost toilet and things of that nature.

We've found it has superior reporting features, integration features, and is overall more efficient to work within than other REI-specific software.The downside is QBO is not set up for REI so you'll need to do that or work with an expert to ensure it is set up for your business appropriately.

Set up a contracts account at both Lowes and HD. 

I would have to get with the property manager and mimic the exact plans they have set up in the lease, all of which were probably customized by the PM to get a few extra dollars.

A good friend of mine once dealt with a similar setup in Philly.. big steps, narrow frontage, and enough snow to give tenants an excuse to skip shoveling alltogether.
