Assuming the 2 acres is 100% usable, I'd like to do buildings on one acre and outdoor RV/boat storage on the other acre.I've looked online at several companies that build storage buildings, but I don't know what size to ask for quotes on.Does anyone have software recommendations that can assist in planning and designing the layout of the facility?

My fear now is that by posting it on Airbnb I put it out for the world and I believe technically it can’t be rented separately but zoning said they would just tell her I have a permit pulled or it was just people who are renting my other place on the same lot so basically really no way to prove it.I was thinking instead of a kitchen is just rent it out 3-4 months a year with an outdoor flattop grill on the patio a nice seating area and maybe an outdoor sink.

If there are similar units WITH a kitchen, just without the outdoor space, then it might be worth considering a move or a tough conversation with the landlord.

I have no idea what the outside temperatures are (ie it is really hot out or cooler) and is she doing things to help keep the house cool? 

80 is an extremely high temperature to keep a home at.

You could charge a flat fee on utilities with a clause that states if bills exceed $X, then you split based on square footage.I've done all of the above and it has worked out.Regarding the thermostat, you may want to put in a mini split for the JADU in case your tenants like one way but you like the temperature another.

That's the front yard basically for parking and the backyard for outdoor activities. how can I make the best of it.

The community is a 5-minute bike ride to the beach with cliffs and some dunes, and 3 minutes from a cool outdoor beach restaurant. 10 minutes north is the town of Marmol, and minutes north of that, there are small touristy beach towns.
