I ain't sharing the financials on here because I've seen how, on occasion, some investors start high-roadin' newbie with their epic tales of deals-to-end-all-deals and miss the point.

Im in the area on occasion aswell.

All of us roommates have talked to the roommate about the stuff and the brother on multiple occasions but nothing changes.

I have seen cryers stall.. ie they get a phone call and stall and then 5 minutes later someone comes in and qualifies funds for that sale and then they start.but I have in all my days never seen what you described.. but you know IL  pretty funky with the rules there It does not shock me.. anecdotally  I can recall on a many occasion were my competition was 2 minutes late and the sale was all done and they could not bid because I won the bid and it was over ..

During the due diligence we have discovered damaged roofs on several properties but on all occasions, either the seller made the repairs before close of escrow or we walked from the property.

There is NO WAY a prospective tenant can sue me for discrimination, which will not happen in my apts as I put in my own tenants.In my apts Here in Brooklyn, I have the world of all kinds of minorities and status, each of them I know very well and will stand up for my Character in Court.The diversity in my buildings are incredible and represents just about everyone.Also, because I provide them with great service and speak with them on occasions, anyone coming to my building who claims discrimination will be proven to be false as I probably already have that protected class in my building.The only commonality is that all the tenants meet a Qualification criteria of Credit, Income and other non-discriminatory criteria.BUT, I know that's not LL.

On own occasion the wife stayed and husband moved out.

I received similar offers from agent bird-dogs on occasion when I was flipping. 

I manage my own rentals, so that saves a lot of money and handle my own evictions on the rare occasion I need to get rid of a tenant.
