We also provide a welcome basket that gives them items to get through a few days so they don't have to go shopping right when they arrive (2 toilet paper rolls, 1 paper towel roll, small dish soap, small hand soap, 2 dishwasher pods, 2 laundry pods, 3 garbage bags, scrub brush for dishes, a few coffee pods, some sugar packets, etc).

Occasionally you will see listings in the MLS that state "all work done with permits" or something similar but in most cases, it's a don't ask, don't tell approach.

Main priority is the screening/lease/onboarding and the occasional letter I might want to store for recordkeeping.

No-one is successful (outside of occasional tech start-ups) on revenue, especially when you are talking about real estate, a highly leveraged industry, and hospitality, a fairly low margin service industry.  

I have a building in Rockford IL I self manage its the definition of C class and the tenants are all easy, occasionally ask to split payments or pay late and I OK it.

However, I did notice that their criminal reports occasionally miss information.  

While most tenants are great, occasionally we come across difficult ones who create challenges like frequent unjustified complaints, non-cooperation, late rent payments, or lease violations.

It does happen occasionally.
