I have a duplex where the plumbing was getting backed up.Had a plumber go out there and put a camera in the lines and turns out there are roots growing into the plumbing from a nearby tree.The quote to rip out and replace the plumbing was a staggering number.My thought is to cut down the tree to stop the growing and then eventually put the liner in the plumbing.Any experience with this?

I do a lot of business on the nearby barrier islands of Anna Maria and Longboat Key.

Looking on AirBnB, $1150 for a tiny place was the absolute cheapest comp I could find nearby, and the next was around $1250/month (after Air BnB fees).

This particular parcel, which had once been part of a small village from a few centuries back, had also become the area where we stockpiled fill from the other projects.

I also rented nearby and could be at the property frequently. 

I'm building an ADU here at my primary and would consider another SFH nearby if I could find the right deal.

We drove through NC yesterday along highway 77, so many trees down, lineman everywhere, and a heavy feeling that something major had just happened nearby.

Only nearby city that rivals it is Amarillo (2.5hr drive north) and it does not have anywhere near the education infrastructure or $$$ inflow Lubbock has (at least not yet) with Texas Tech and associated schools, SPCC, LCU.

Without knowing the cap rates of other MFHs nearby, there's not much objective insight to be gained there.Good luck!
