If you ever want to invest in Kansas city, PM me and i will give you the comapay..stay away from them.Even if you get a fairly good property with good rehab work,  it is difficult to make money through turnkeys; most don's cashflow.Do not rely on what your PM is telling you unless the PM is also an investor.....follow your gut feelings..not all PM are good...As a new investor without rehab experience, you will need to build a team; there are contractors who specialise in rehab work; seek them out and let them do a professional job and pay them.....as long as the numbers work, you are better off that buying a TK that you are not sure of the rehab work...you will end up in frustration...Above are my 1 cent so that you dont go through the aches and pains I went through.Happy investing....

From my experience, you can get a great deal but if you don’t have a team to back you, it could turn into a head ache.

(I love the breed, love the dogs, father used to raise them to hunt hogs, but something clicks in their brains (not all of them), and the force of their jaws locking down and pure muscle jerking back and forth is scary!)  

The most recent unreasonable request was to replace a sidewalk that had passed inspection just a few years prior - newly hired inspector has to show he can flex his muscle I guess.

Depending on cost, you could set up to take ACH payments through your bank, and get paid both the deposit and rent electronically. 

They are belly aching because they broke their one good key and now copies are not working (probably partially because it's an old door and partially because they damaged the lock when they broke the key).

True that no special tools are required, but these tools are very low cost and allowed us to do a whole room full of flooring in a matter of hours, with no sore muscles.

Check, money order, cash, ACH, google, deposit-only debit card, whatever, get that rent to me and I'm happy.For digital payments, I have used Cozy in the past, which is great.
