They should be able to teach you about asset risk, neighborhood risk, lay out A, B, C and D class areas, have stats on delinquency trends, vacancy trends, and other variable cost projections.

In addition to a voucher, we require that the tenant be able to show income at least 1.5 time the monthly rent, as opposed to our regular tenants who must show 3.5 time monthly rent.Thank you for your input.In your opinion, using vast generalizations, is the additional risk managable for a brand new investor?

What I'm gathering from these responses is not necessarily an encouragement to sell and that instead to take precautions to decrease the fire risk and ensure that insurance is covering things like wind.

I'd focus on deciding what you want to do (flip-high risk, but potentially high return...or large loss; short term rental-more work, but higher return than long term rental; long term rental-less work than the other two, but lower return).Once you've decided which you want to do, then focus on getting the best house to meet your goal.

I am an accidental builder IE lent to builders who went busto and had to take over the projects. that was in 2013 muddled my way through the first 4 projects that I had to take over .. then felt WTF I am putting up all the money basically and taking the lions share of the risk why dont I just try to do it all..
