@na na - I her you and I think thats the way i'm going to go however when I've called lenders previously the menu driven phone system always asks me to enter either the account number or SS#.

Steven, can you post the spreadsheet to FilePlace (found under Resources in the menu).

@Chris Drury @Harlan Cox under tools in the menu go to FilePlace, you will see a link for contracts. 

Unless the machines are incredibly old, they should have a counter on them showing how many quarters they have collected (it might be digital hidden in a menu), or how many "turns" they have done.

This will create the necessary list of accounts used to manage rentals.for each of these, start off with the bare necessities and fill in as you go:under the Company menu are the Business Name, blah blanunder the Customers Menu are all your tenants;  I add a note per tenant, move-in date, deposit taken.under Vendors Menu recommend only adding Lender, Cell Service, Insurance, various Utitilites, and use QUICK ADD when you need a new one (comes when you attempt to add a bill to a non-existent vendor.When complete, view the account files:  Lists->Chart of accounts.Ensure you have:Acnts Recv .

The use of drop down menus is impossible as there's no 'mouse' to position over the menu root (called a Mouse-Over or Hover behavior).
