Many of the OTAs and lead gen sites, like Furnished Finder, are pushing credit card payments. 99.9% of the time I get a message from FF saying 'your tenant would prefer to pay by credit card so activate Stripe now!'

Since this situation was so egregious (IMO), I would either boot them out now, or at least have a serious talk, real serious....If you're going to let them stay I would just get a really deep cleaning done, maybe a couple, and then replace carpet after they're gone.

@Lillian Pintaro,Birmingham’s a lucrative market—it’s been my stomping ground for nearly 20 years, and you can find some excellent deals if you know what you’re after and dive deep by zip code, neighborhood, and city block.For what it’s worth, we manage 2,000+ units (many for out-of-state investors) mostly in the north and west part of town—so think suburbs outside the city limits like Graysville (35073), Adamsville (35005), Mount Olive (35117), Center Point (35215), and the like.Since you’re also open to the surrounding areas, places like Odenville (to the east) and Tuscaloosa (to the southwest) could be worth checking out.

Montgomery Metropolitan Housing has a reputation of being difficult to work with and are slow to pay at times r so I have heard.One thing to keep in mind is that even with section 8, you still get to set your criteria that tenants need to qualify for your unit.
